When I meet with new Seller clients to discuss my Sales & Marketing Plan, I explain that I represent them, but market to the buyer. The newly released 2015 Utah Association of Realtors® Utah Homebuyer Report provides an overview of our local market. While home buyers may find the information interesting (reinforcing what they already know), the target audience for this report is home sellers.
The biggest competition that existing home sales face is that of new construction. The good news is that move in ready new homes are scarce, so the opportunity for your existing home to sell at top-of-market pricing is in making it look and feel similar to new construction in your community and price range. I incorporate these recommendations in to the customized sales and marketing plan that I prepare and present after my initial interview and walk through at the Seller’s home. Most importantly, I help my clients prioritize which improvements will give them the greatest return on investment with the focus being on maximizing their bottom line.
